Privacy Policy

This policy explains what personal information Mason Wright, an individual doing business as Key & Folio (“we,” “us”), collects when you request the free Key & Folio Co-Host Kit, and how we use it. We collect only what we need to run this free test.

1. What we collect

The request form on our website: your email address (required), your consent to kit emails, and your optional answers about your role (co-host, owner, both or other), how many units you manage, what you would pay for a kit like this, and your biggest headache in managing properties for owners. Please don't put other people's personal information in the free-text answer.
Sent automatically with the form: the community or campaign tag in the link you followed (for example ?src=reddit), your browser's user-agent string, and the time you signed up. To stop abuse, our form service briefly sees your IP address to limit repeated submissions. We don't store it with your answers.
Messages: anything you send us by email, such as feedback or support requests.
Technical data: our website host, Vercel, and our database provider, Supabase, log standard technical data (IP address, browser type, pages or endpoints requested) for security and operations. We use Vercel Web Analytics to count visits. It doesn't use cookies and identifies visits only by a hash of the request that is discarded daily. We don't use advertising or cross-site tracking cookies.

2. What we don't collect

The spreadsheets and documents run in your own Google or Microsoft account or on your computer. We never receive your Airbnb data, owner statements, property details or anything you type into the templates.

3. How we use it

To give you the kit and help if something doesn't work.
To follow up by email about the kit, for example to ask how it's working or tell you about an updated version. Every follow-up email lets you opt out.
To understand, in aggregate, who finds the kit useful and what to build next (your survey answers).
To comply with the law.

We don't sell your personal information and don't share it for cross-context behavioral advertising.

4. Service providers

Form data and file delivery: Supabase (Supabase, Inc., USA). Your form answers are stored in our Supabase database in the US West (N. California), AWS us-west-1 region, encrypted in transit and at rest, and the kit file is delivered from Supabase Storage through a download link that expires after 24 hours. Supabase processes this data on our behalf. See the Supabase privacy policy and Supabase DPA.

5. How long we keep it

Form responses and email: until you ask us to delete them, or until you unsubscribe or ask us to delete it, and no longer than 24 months after the test ends after this test ends, whichever comes first. Support emails: up to 2 years.

6. Your choices and rights

You can opt out of follow-up emails at any time. You can ask us to access, correct or delete your information, or ask questions about this policy, by emailing keyandfolio@gmail.com. Depending on where you live (for example the EU/UK or certain US states), you may have additional rights, and we'll honor valid requests as required by applicable law.

7. Children

The kit is for businesses and adults. We don't knowingly collect information from anyone under 16.

8. International visitors

We're based in the United States. Form responses are stored by Supabase in the US West (N. California), AWS us-west-1 region, and our service providers (Supabase and Vercel) may process data in the US and other countries.

We'll post any changes here and update the date above.
